Building & Planning
Before starting any building project, you need to be in compliance with Village, County, State or Federal regulations pertaining to grading, flooding, drainage, water, sewer, zoning, driveways and right-of-ways. Contact the Village Administrative Office for information about the permitting process, possible restrictions, and/or other requirements of the project.
All construction requires a building permit and various required inspections. It is the homeowner's responsibility to ensure that the proper permits have been obtained.
Building permits are required for many reasons:
To protect you, your family, friends, neighborhood and property values.
To ensure that the work performed is safe, that it meets environmental standards and complies with Village zoning and construction codes.
To protect your property investment and to minimize liability or problems during a future sale of your property.
The State Building Code requires a 48-hour inspection notice. The notice excludes Saturdays, Sundays and all holidays.
Please select the type of permit needed for your project.
Please refer to the Village of Sherwood Fee Schedule (below) for the cost of each specific permit:
Submitting a permit: you may fill out online and email to officecoordinator@villageofsherwood.org , or you may print it out and turn it in at Village Hall. You can pay for your permit via the link on our homepage for debit/credit card payments, or you may pay via cash/check at Village Hall. Your permit will not be approved until payment has been received.
•General Permit Application : a general use permit would be applied for all, but not limited to, the following instances: Upgrading an existing room of the home (ex. Kitchen, bathroom, multi-room remodel, finishing off a basement, etc.), residing of a home/structure, installing a new boiler (when new plumbing work is required), re-roofing an existing structure (garages, houses, etc.), replacing headers on garage doors, *installing an egress window, installing a new A/C unit (when new electrical work is required), putting up a sign, moving an existing sign, and fixing any code violations found by building inspector (such as plumbing or electrical work).
Please submit the permit application along with payment and copy of the plan of the project (if needed) to the Village Office for approval.
*Notes: If you are installing an egress window for the intention of a basement remodel, please know that you will be asked to complete your application as a basement remodel/finishing off a basement.
If you are doing any of the trades-work yourself, you will also need to complete a Municipal Cautionary Statement.
• Land Use Permit Application - a land use permit would be needed for all, but not limited to, the following instances: Building and/or installing of a storage shed, a pool (above or below ground), fencing, a patio, a deck, a retaining wall, a culvert extension, a pergola, a pergola over an existing patio, a walkway (or walkways), a retaining wall, a fire pit, a fence extension, and a front porch or a gazebo.
Please submit the permit application along with payment (cash or check only) and copy of the plan of the project, typically a drawing of your lot, which depicts the location of the structure (include setbacks of lot to ensure clearance of easements and right-of-way) to the Village Office for approval.
Please note that pet fencing (cabling buried in the ground) is exempt from land use permits as long as the fencing is out of the road right-of-way (meaning a clearance of thirty-three [33] feet from the center of the road). If your plans include being in the road right-of-way, please submit a land use application along with the set of plans to the Village Office for approval.
• NOTE: both applications would be needed for projects such as: A home addition (adding on to the existing footprint of a home) or new room add-on such as a sun room or three-season room.
Please submit the permit application along with payment and copy of the plan of the project (include setbacks of lot to ensure clearance of easements and right-of-way) to the Village Office for approval.
